Regeneration & Strategic Land

We invest in urban regeneration projects that deliver long-term value, transform communities, and incorporate sustainability at their core. Alongside this, we also target long-term strategic land planning opportunities, identifying and unlocking sites with future development potential through thoughtful, phased planning and value creation. This dual approach allows us to shape resilient, future-facing environments while generating strong, risk-adjusted returns.

Cook Street Urban Garden, Glasgow

2024

Cook Street is a five-acre regeneration site on the south bank of the River Clyde, a short walk from Barclays’ new campus, acquired in April 2024.

Whitehay is delivering a flagship regeneration project  poised to become a vibrant, mixed-use urban quarter.

The masterplan encompasses 50,000 sqm, with plans for up to 1,200 units across six architecturally distinct buildings. The scheme is mix-use & blends residential apartments, PBSA (Purpose-Built Student Accommodation), retail, and lifestyle amenities, curated to meet the needs of a new generation of urban dwellers.

Community-focused amenities will include padel courts, fitness and sports facilities, and an urban garden designed to promote well-being, social connection, and sustainability. The scheme integrates green space and leisure as core components of placemaking, enhancing both liveability and long-term value.

Cook Street offers a rare opportunity to reposition underutilised urban land into a thriving destination, with strong planning uplift potential and the flexibility for phased development.
